Three things we always do, and three things most land brokers do not.

Pre-listing perc + well-witness

Before the sign goes up, we commission a percolation test, a witnessed water-table observation, and a current ALTA survey. Buyers see all three the day they ask. We do not list parcels we have not walked.

LiDAR + zoning overlay

We commission a drone-LiDAR scan and overlay it on the current zoning map. The brochure includes three candidate build-site envelopes, each verified against setback and slope rules.

Entitlement timeline, named contacts

Our brief lists the planning-board chair, the typical hearing wait, the historical approval rate, the projected costs in current dollars. Buyers walk into negotiations with both eyes open.
